Nicknamed “The City of Warmth,” Brentwood reflects both community friendliness and a red hot real estate market. Homes here sell roughly twice as fast as the national average, often going under contract in about three weeks, a clear sign of strong demand.

With a population of about 8000 residents, Brentwood offers small town charm with everyday convenience, where neighbors can walk to Whole Foods Market, enjoy authentic Mexican cuisine, or spend time at one of the city’s newer parks.

A Bedroom Community with Strong Value

Brentwood offers a mix of condos and mid 20th century homes, many styled after Cape Cod and Regency designs, all within easy reach of retail centers on the city’s north side. The median price for a single family home is about 335000. Two bedroom condos and three bedroom bungalows can be found in the low 200000s, while larger three and four bedroom homes typically range from 300000 to 500000. New construction townhomes on the north side often start in the 600000s and can reach up to 1 million.

Compared to nearby Clayton, Brentwood tends to offer more attainable pricing, yet still delivers strong schools, new parks, and abundant shopping. Its blend of value and convenience makes it one of the St Louis area’s quiet standouts.

DIY Dreams and Local Eats

Brentwood’s north end is packed with retail options, giving residents easy access to everyday essentials and specialty finds. Stores like Target, Trader Joe's, and Whole Foods Market sit alongside home improvement staples such as The Home Depot and Menards.

Beyond the big names, locally owned restaurants add character to the community. A longtime favorite is Carl's Drive-In, a tiny counter service spot known for its frosted mugs of root beer and burgers cooked right in front of you.

Park Life and Paved Trails

Brentwood features seven parks and a recreation complex, keeping outdoor activity close to home. Brentwood Park, the newest addition, spans 32 acres with walking trails around a lake, a modern pavilion with enclosed spaces, and a 100 seat amphitheater. The city is also developing a large, state of the art playground within the park.

The expanding Deer Creek Greenway Connector will link Brentwood Park to other local parks, the swim club, and the Brentwood Sports Complex. That easy access becomes especially valuable each September during Brentwood Days, when residents gather for music, games, and fireworks.
